There are three major parts to extending your home, the timing of which can all differ depending on various factors:
1. The Design: Working closely with your Designer to achieve your desired outcome, this timing will depend on how simple or how elaborate your vision for your extension is.
2. Permits & Contract: This process (the Pre-construction phase) usually takes approximately 12-14 weeks to complete. However, if council advises that a town planning permit is required, this timeline will extend to allow for their additional assessment of the proposal. In this instance, you will be advised on the projected timeline. An MBVA contract is issued at the completion of the Pre-construction phase.
3. Construction: Typically a second storey extension can take approximately 6-9 months to complete. This, of course, can vary depending on how extensive your project is. Once the contract is issued, you will be provided with a written documentation detailing the anticipated start and completion dates for your project.
Throughout these three phases, you will be kept up to date on the progress of your project, with regular communication from our team.
The costs associated with a home extension can vary widely depending on several factors, including the size and complexity of the project, materials used and any additional features you may want. Key costs to consider include:
1. Planning and Design: This includes fees for Design Consultants, the Building Surveyor, Structural & Geotechnical Engineers and any other specialists required to bring your extension to life.
2. Construction Costs: This encompasses labour, materials, and the cost of any structural work needed to integrate the extension with your existing home. Second storey extensions typically range from $260,000 to $350,000, while ground floor extensions can vary more due to potential excavation and demolition work.
3.
