Moving Costs More Than You Think.
Extending Doesn't Have To.

Most Melbourne homeowners who feel like they've outgrown their home assume the answer is to move. It's not always wrong. But it's almost always more expensive than they expect, and nobody adds it all up before they start looking.
  • Stamp duty on a $1M+ Melbourne home can run $55,000 or more before you've unpacked a single box
  • Agent fees to sell your current home typically add another $20,000 to $30,000 on top
  • The home you buy in the same suburb, with more space, costs more than the one you're leaving
  • Your kids change schools. You lose the neighbours you actually like. You start over somewhere that doesn't quite feel like home yet
  • And after all of that, the new place still needs work
Meanwhile, the home you're in already has the street, the school zone, the backyard, and the community you chose.
It just needs more room.

Extending keeps all of that intact. And with the right team handling the design, permits, and build under one fixed-price contract, you know exactly what you're spending before a single thing is touched.

One Team. Fixed Price. From Design to Handover.

Extensions Unlimited handles everything in-house, design, permits, engineering, construction, and project management. You deal with one team under one contract, and that contract locks in your price and timeline before a single thing is built.

Fixed Price

Your final contract confirms the design, specifications, price, and timeline before construction starts. No scope creep. No line items that appear after you've already signed. What you agree to is what you pay.

Permits and Council Approvals

Our in-house registered building practitioners prepare all working drawings and manage every permit application, council negotiation, and required report. All associated fees are included in the fixed price. You don't chase council. We do.

Dedicate Project Manager

One person coordinates your entire project and stays with it from design through to final handover. They know your job inside out, give you regular updates, and are on-site for the inspections that matter.

Independant Surveyor

An independent surveyor checks progress at key stages, not just at the end. You receive a warranty insurance certificate when the build is complete, so you know the work has been independently verified.
We've completed more than 1,000 Melbourne home extensions since 1994.

Outgrowing Your Home but Love Where You Live?

Questions We Get Asked

For most Melbourne homeowners, yes. When you factor in stamp duty, agent fees, moving costs, and the premium you'd pay to buy something with more space in a suburb you love, extending is usually the more cost-effective path. You keep your location, your schools, your neighbourhood, and the home you've already invested in.

We visit your home, walk through the spaces you want to change or add, and talk about what's achievable within your goals. It's a no-pressure conversation. We'll give you an honest picture of the process, rough timeframes, and what we'd recommend before you commit to anything.

The design and permit stage typically takes 12 to 14 weeks, though this can extend if a town planning permit is required. A second-storey addition usually takes 6 to 9 months to build once the permits are in place. We give you a confirmed timeline in your final contract before construction starts.

Most clients stay in their home during construction. Our project manager works to minimise disruption and sequences the work to keep your daily life as normal as possible. For larger second-storey additions, there may be specific periods where temporary arrangements make sense, and we'll discuss this with you upfront.

Yes. We work with a wide range of property types across Melbourne, including period homes, weatherboards, and brick veneer homes from different eras. Our design consultants are experienced at integrating extensions with existing structures in a way that works architecturally and practically.

The fixed price covers design development, working drawings, all permit and engineering fees, council applications, and the full construction build. We don't itemise permit costs separately or add unexpected charges during construction. What's in the contract is what you pay.

Our three-stage contract approach is specifically designed to surface and resolve potential complications before construction begins, not during it. If something genuinely unforeseen comes up on-site, your project manager contacts you directly, explains it clearly, and works through the options with you. Nothing proceeds without your sign-off.

An independent surveyor inspects the build at key milestones throughout construction, not just at the end. We operate under HIC6 industry-standard contracts and issue a warranty insurance certificate on every completed project.

We service Melbourne and the surrounding metropolitan region, from the inner eastern suburbs through to Melbourne’s south-east. The easiest way to confirm whether or not we cover your area is to give us a call or book a consultation.
